Our approach to our business is very different, we’re very much hands on throughout the entire process, and come from a place of integrity and 2 decades of experience. We take the time to educate our clients on the market, the process, and what to look for and avoid, offer 2-3 options for each situation and we don’t hesitate to tell them they should walk away from a deal. We are present for ALL inspections, we review ALL strata documents, write a strata doc summary and ask A LOT of questions. Subject free offers are not are favourite and even in this competitive market we’ve done most of our deals with conditions. However, we have great tricks and tips for subject free offers to mitigate risks and secure the property for our clients! Our clients’ best interest is our number 1 priority, always!!

The team was very responsive, and gave clear, lucid answers to all our questions. There were two particular aspects of the team’s services that we found extremely helpful: (1) the team would also read through the strata documents and help us interpret AGMs, special resolutions, and depreciation reports, and otherwise answer our strata document questions; and (2) they were able to arrange pre-inspections on short notice for properties we were especially interested in.

These two services convinced us to walk away from two properties that we had otherwise thought were fantastic: one of which had a strata including a heritage building that was a bottomless pit of special assessments; and the other had mold in the attic, which the pre-inspection discovered. As is expected in 2022 GVRD real estate sales, both of these properties sold for well over the list price. But they did not sell to us, thanks to diligent review of strata documents and pre-inspection.

The place we bought with Zian et al.’s help was not perfect, but the pre-inspection convinced us that the repairs and maintenance were well within our budget. It is more space — and more outdoor space — than we thought possible given our down payment.

We can’t endorse the GVRD real estate market, it was very stressful to navigate and make the largest purchase of our lives. But Zian, Cracote, Aysha, and the rest of the team made it as pleasant as possible, given the state of the market. Our son will grow up with schools close by and a backyard to play in, thanks to the team. We didn’t think that was possible when we started our search. Five out of five stars.”
